Pursuant to the provisions of O.C.G.A. § 36-37-6, notice is hereby given that the City of Thomasville, Georgia, will sell by way of a sealed bid process certain real property, generally described as follows: All that tract or parcel of land situate in the City of Thomasville, Thomas County, Georgia, being Unit No. 401 and Parking Unit 29 of Mitchell House Condominium, all as set forth in that certain warranty deed recorded at Deed Book 1676, pages 047 through 049, office of the Clerk of Thomas County, Georgia. Bid forms may be obtained at the Office of the City Manager as well as the Sales Agreement. All bids must be completed by signing and dating (i) the bid form, (ii) the Sales Agreement, and (iii) a $5,000.00 binder (certified check made payable to the City of Thomasville, Georgia. Sealed bids, along with the signed and dated Sales Agreement and binder, made pursuant to this notice shall be delivered to the Office of the City Manager, City of Thomasville, Georgia, at 111 Victoria Place, Thomasville, Georgia, no later than 11:00 a.m., Monday, October 4, 2021. No bid received after this time and date will be considered. No bid will be considered without a binder check, or if the form is not signed and dated or if the Sales Agreement is not signed and dated. All sealed bids received pursuant to this notice will be opened at the Office of the City Manager as described herein at 4:00 p.m. on Tuesday, October 5, 2021. No bid shall be considered accepted until an ordinance to that effect has been enacted by Thomasville’s City Council, as set forth below. The minimum bid offer is THREE HUNDRED SEVENTY THOUSAND AND NO/100 DOLLARS ($370,000.00). No formula bid, such as a certain dollar amount over the next highest bid, will be accepted. Binder checks will be non-refundable as to the successful bidder whose bid is considered and approved by ordinance enacted by Thomasville’s City Council at the regularly scheduled meeting of the city council to be held on October 11, 2021. Binder checks of unsuccessful bidders will be returned as soon as practicable after October 11, 2021. Included in the sale are all kitchen appliances, ceiling fans, blinds, and light and other fixtures. Condominium assessments for calendar year 2021 shall be pro-rated between seller and buyer. Buyer shall pay for all title examination, title insurance, inspection costs, costs in connection with any loan of Buyer, document preparation, recording costs, transfer tax and all costs in connection with closing other than the City’s attorney’s fees, which shall be paid by the City. Any person or entity interested in making a bid pursuant to this notice may make arrangements to inspect the subject property. Such arrangements may be made through the Office of the City Manager (phone: 229-227-6987), and the inspection must be completed prior to 11:30 a.m. on Friday, October 1, 2021. The purchase and sale of the property will be closed on or before November 10, 2021. The successful bidder shall pay the purchase price by certified funds or wire transfer at closing. The property which is the subject of this notice will be sold “as is,” and title will be conveyed by limited warranty deed. The City of Thomasville reserves the right to reject any and all bids or to cancel the sale contemplated herein.
